Everything right means that you have to have the house in it's best possible condition. The second factor is to make sure that it is easy for Realtors to show. A lockbox on the front door and not too many time restrictions is best. The third issue is to make sure that your home is priced comparable to past sales of similiar homes in similiar condition. Finally, your Realtor should have their marketing plan complete and be ready to implement it!
At the pace of the local economy and market conditons if part of your marketing plan includes all of these ingredients you are very likely to have mutiple offers on your home. You are more likely to net more then you anticipated.
